<p>This email/post is primarily to thank you for all of your messages over the last couple of months (all 8 pages of them below!). I am blown away and humbled. Thank you.</p>
<p>Quick update:</p>
<ol>
<li>Going to Portsmouth tomorrow to visit EAs and meeting up with <a href="http://www.relentless-property.co.uk/" target="_blank">Adam McCord </a>- great stuff.</li>
<li> I’ve also got another potential investment area in mind. If I end up moving to another area it will be because I have a plan and strategy I believe in.</li>
<li>Thank you to Glenn Armstrong for your help and advice &#8211; I wish I had Glenn’s brain!</li>
<li>Looking forward to the BPM on Monday and speaking to Raj and hopefully Paul Ribbons.</li>
<li>Property 1 has been re-valued at £100K (I‘ve spent £83K on it) and remortgage is going through at the mo. Spoken to the freehold and leasehold companies &#8211; have got the £100 (painting of ceiling) refunded and ok to get a new hall carpet. Result!</li>
<li>I’ve spoken to Mandy Wallace. Property 2 is currently on the market and if a buyer hasn’t been secured by 31 May, I’ll JV with Mandy and find a tenant buyer for it (I’ll also talk to Glenn about what he has suggested).</li>
</ol>
<p>I would like to start talking about some other properties and am itching to get my ass in gear!!</p>

<p>As a friend and colleague of Patrick’s I felt I had to respond to your comment.</p>
<p>Patrick is a guy who I know, from personal experience, has resolutely refused to allow his Cerebral Palsy to get in the way of what he wants from life. He is a remarkable individual who over the last couple of years has inspired many, many people with his drive, determination and stubbornness to overcome what life has thrown his way. He has become extremely well known within the property investment community and has been inundated with offers from highly successful investors and business people who are very keen to help, support and mentor him towards achieving his goals.</p>
<p>Now I understand you are probably very busy and may not wish to receive regular in depth updates on his achievements, but for somebody working for Scope to send such an impersonal and blunt response is incredible. Patrick is the kind of person who could be (and is) hugely inspirational to the very people you work hard to represent. At the very least it may have been courteous to have offered a message of support, or to congratulate him on what he has achieved to date, before then asking not to received direct updates on his progress to your email account.</p>
<p>Patrick doesn’t know I am sending this email, but I’ll be brutally honest &#8211; I found your one line ‘Please remove my details from your mailing list response’ to be pretty insulting and I would imagine Patrick would have done too – even if he may not make his feelings felt.</p>
<p>I hope you may take the time at some point soon to send him, on behalf of Scope, something more supportive.</p>

Having been there the day you made a bet that you would be a millionaire I have complete belief in you Patrick, you are much more driven than I and that is saying something!</p>
<p>I made a plan a few years ago to give my business a boost ready for when my son starts school this September. I’ve raised my profile and I have also gone back to my roots in offering full property management (love, love, love it!) and delighted at the response I’ve received. It’s not easy juggling it all with my children but I know it will be easier in September especially with the ground work in place. To get to where I am now it took 20 minutes of quiet thought 3 years ago about forward planning and deciding where I wanted to be and whether I wanted to run a full time business. I’m very proud of what I have achieved and I think it’s important to be able to stand up and say that as every challenge has been conquered along the way and the journey to where I am has shaped me accordingly.</p>
<p>One main thing is I can show our children anything is possible with a bit of grit and determination.</p>

<p>Did you watch Chelsea last night, I am not a great football fan and can take it or leave it but I could not turn over, I was glued it was like watching a dream unfold where you knew the outcome it was surreal to watch.</p>
<p>Now the morning after I am analysing the how and it seems to me the players on the field were in the NOW, not focusing on the outcome just defending every shot as they all came raining in. Then the icing on the cake Barcelona left the back door wide open and Torres kept his cool.</p>
<p>What I am saying here really is focus on the how not the million and it may come your way sooner than you think.</p>

<p>So many people &amp; so called property Guru`s are still working, &amp; going to property networking meetings, why I ask. I made a million + &amp; retired , why would I still go to those do`s.</p>
<p>The last property guy I spoke to sold £750,000,000 0f property at the height of the market, the other one has 5 buy to lets, yes only 5, however the cheapest one is £2,500,000 in St Johns Wood London, that`s the people you need to speak to.</p>

<p>Your honesty is refreshing &#8211; like you Im on the journey and in 18 months have 2 properties. Unlike you though, I have lost all motivation and had almost forgotten why I got started on the property journey in the first place! I have to confess that I was settling back in to the &#8220;hum drum&#8221; of every day life with a full time job and very little time for friends or family. OK so I earn good money and life is &#8220;comfortable and predictable&#8221; and work is dull, frustrating and monotonous! But at least its &#8220;Safe&#8221;?</p>
<p>You&#8217;ve just reminded me with this blog post &#8211; how important motivation is. I cant say &#8220;Im motivated&#8221; to get started again, but I will be thinking of ways to motivate myself again though!</p>

<p>Thanks for the blog, you inspire many more people than would ever let you know, you always appear positive no matter how you may be feeling.</p>
<p>I know your getting somewhere when you go quiet and it will be a precursor to seeing some action, your writing is effective and I also get a lot of people writing to me saying / promising a lot of things which seldom come true, therefore I can usually skip to the end and guess the outcome, you however keep me interested to read the lines to the end.</p>
<p>Keep believing is the best advice I can give which I know you don’t need, for instance I always say to people who want to stop smoking, turn a negative into a positive and focus, and never, never, never, give up giving up. Each time you feel like you have failed because you cant resist the offer of another smoke think of the very thing that got you to that point of enough is enough I only have one life and I will achieve my goal. I can visualise very easily and I gave up smoking by thinking of the very person who I despised, he cost me 33k in 1998 due to my then business naivety and trust. So I turned him into my focus when ever I want something enough I see him in my mind saying you’ll never do it, which is precisely why I will each and every time.</p>

<p>I&#8217;m sure you will achieve your goals &#8211; just as you say you will. Good luck with conceiving your plan and with your one to one with Rob Moore.</p>
<p>If it helps, I don&#8217;t have a very clear plan either! I&#8217;ve decided just to have a short term plan for now so that I start doing something. Part of that plan is to learn as much as possible &#8211; just as you are doing. I think that will give us flexibility and options in a changing world.</p>
<p>I agree that we need to PREPARE a plan as it gives us a sense of direction and allows us to take action. On the other hand, the plan will never be what we actually DO. <p>I met you at the Berkshire Property Meet last month. I had a look at your site its all great stuff! I am looking forward to following your progress.</p>
<p>I myself am going to be looking into investing in Brighton. My girlfriend is originally from Brighton and her father owns a building company so I am hoping to do a project with him or one of his friends. Her father works on projects that are a bit bigger than what I would be looking at but it gives me something to aim for.</p>
<p>I have read Think and Grow Rich and recently listened to the audio book. The cd&#8217;s came with a pdf for filling out all the exercises. I often can&#8217;t be bothered to stop and do exercises in personal development books and didn&#8217;t bother with think and grow rich. However last week I printed this out and have been going for through the exercises and it has really helped me. If you haven&#8217;t finished the book then at least start with the first questionairre. You answer the same questions at the end to see how you have developed.</p>

<p>Thank you for all of your messages. I just would like to mention the action I’ve taken recently and thank a few people.</p>
<p>Property 1 (which got flooded from the flat above in December): for the last 3.5 months the leasehold company have been stringing me along saying they are going to paint the damaged areas. I got so fed up that I went to see the flat myself and asked Andy Kime to paint the ceiling (£100). The ceiling was done this week and a valuation is happening on Tuesday. I don’t think the slightly smelly carpet will affect the valuation. I’m in touch with the freehold company about the leasehold company and will be claiming back the £100. Lesson learnt: take control of the situation sooner.</p>
<p>Thank you to <a href="http://www.alexbianchi.co.uk" target="_blank">Alex Bianchi</a> for your help with my remortgage. Alex has given me excellent regarding the valuation</p>
<p>Property 2 is tenanted. <a href="http://www.linkedin.com/pub/andy-kime/2b/429/713" target="_blank">Andy &amp; Debbie Kime </a>did an excellent refurb on it and I really like working with them. The property is also for sale with 2 EAs because when I refinance it the cashflow won’t be much above £100. I’ve spent £70K on it and don’t think it’s worth selling for under £90K. Another EA called me last week because he wants to sell it. The property is right by the station and if I don’t sell it, I’ll find a tenant buyer.</p>
<p>The property has a bay window, which needed completely rebuilding when I bought the flat, With his background in the building trade, and without me asking him, Paul Howard took it upon himself to oversee the project and to ensure the bay window was rebuilt to the required technical specification.</p>
<p><a href="http://www.howardestateagency.co.uk" target="_blank">Howard &amp; Co</a> are a delight to work with and I’ve nominated them for The <a href="http://www.splashfm.com" target="_blank">Splash FM</a> Best Business award (bringing together my 2 passions in life!). Howard &amp; Co have gone beyond the call of duty with the help and service they have given to me.</p>
<p>During the refurb of property 2 I noticed the flat opposite was empty. The leasehold company gave me the owners’ details and I phoned her up. (It was the first time I’ve spoken directly to a potential vendor and I was a bit nervous) She said the flat needed a bit of work and she didn’t have much time. I introduced the idea of a lease option but she said she wanted the market value in one lump sum and she was going to put it on the market. That was over a month ago and it doesn’t appear that she has. I gave Mandy Wallace the owners’ details, as Mandy works directly with vendors. If Mandy hasn’t phoned her yet, I will and ask her if I can help her.</p>
<p>I am very good at speaking to people on the phone. However if I feel it’s someone I need to impress and I haven’t spoken to them before, I sometimes get nervous (because they can’t see that I am disabled). I encourage everyone to feel the fear and do it anyway &#8211; because you will feel great afterwards.</p>
<p>The unmortgageable studio taught me a valuable lesson. The person who bought it agreed to pay me a finders’ fee but I didn’t agree what the fee would be because I trusted her. hence I got stung. It hurt me a bit &#8211; until I accepted it. I’m in business to make money and it’s vital to put agreements in writing. I’m also pleased because I said to the EA, when I first viewed the property “I’ll either buy this myself or find another buyer for it.”</p>
<p>Over the last few weeks I’ve also visited a few EAs/properties. I love working with EAs.</p>
<p>One of the most genuine people I know is <a href="http://john-philbin.com" target="_blank">John Philbin</a>. In a previous update I mentioned I was planning to JV with John in Leeds. When John found a house and we were about to make a formal offer on it, I thought ‘This is not part of the challenge that I have set myself. I’ve had no input in finding the deal.’ I am sorry for causing John inconvenience but I know I made the right decision.</p>
<p>If my objective was to become financially free by any means. I would just buy some package deals with a good ROI. Of course I would like to JV with people but I need to be of value in making the deal happen</p>
<p>When I went to Leeds I was also impressed by <a href="http://quartersofleeds.co.uk" target="_blank">Kris and Jayne Carpenter</a>. They have a recursive strategy that works for them, they’ve systemised it, they’re focussed and work hard. I want to be in their position!</p>
<p>I know what drives me (apart from my Megane on cruise control).</p>
<p>I know Rent 2 Rent is a fast way of building cashflow but I have a few reservations about it:<br />
• Not owning the properties would mean this strategy could fall to pieces with a change in the law.<br />
• To rent to young professionals, I’ve been advised to look for 3+ bed houses in student areas. I’ve spent hours/days looking on Rightmove in the Brighton area and only found 4 possible houses. Nearly all of the houses aren’t available until July/Aug/Sept.<br />
• This covers the student areas in Brighton http://www.landlords.org.uk/in-my-area/bulletins/additional-licensing-brighton?dm_i=11G,PPBH,3Q9HRQ,22LPA,1</p>
<p>If anyone is interested in Rent 2 Rent, I’ve identified another area in Sussex where it will work well.</p>
<p>The reason why I’m so lucky is because I’ve always thought of myself as a normal person and, in doing so, I naturally inspire people.</p>
<p>I am really pleased with where I am now. I’ve worked very hard to get to where I am today.</p>
<p>Five weeks ago when I did <a href="http://glennarmstrong.com" target="_blank">Glenn Armstrong’s</a> course, I was in a state of paralysis and didn’t know what to do. Now, I’ve got clarity and am a lot more focussed.</p>
<p>As well as Glenn, <a href="http://www.paulribbons.com" target="_blank">Paul Ribbons</a> and <a href="http://www.linkedin.com/pub/ian-lawson/33/b9a/56a" target="_blank">Ian Lawson</a> have offered to assist me. Also following my update on Monday, I received an email from <a href="http://www.rajshastri.com" target="_blank">Raj Shastri</a>, who suggested I give him a call and we meet up.</p>
<p>All I can be is honest. I feel truly humble and I will speak to you all.</p>
<p>The <a href="http://www.meditation-classes-uk-ireland.com/index.html" target="_blank">meditation course</a> I did last weekend has really helped me. Since Sunday, I haven’t been kept awake until 4 or 5 AM, trying to decide what to do. Ian Also advised me to just be who I am and do what I do &#8211; and I will get to where I want to get to.</p>
<p>This weekend I’m doing another course with Glenn Armstrong. I ‘m really looking forward to it because it will help me with my area, strategy and plan.</p>
<p>Thank you also to Rob Moore and everyone at Progressive, they’ve taught me a lot and are good people.</p>
<p>The reason I’ve written 3 long blog updates this week is because I set myself a goal to get all of this info out by this weekend.</p>

<p>I’m blown away by all of your responses to my update yesterday, too many to reply to individually at the moment but I will post them all on my blog. Thank you &#8211; inspiration works both ways.</p>
<p>Two years ago after reading Rich Dad Poor Dad, I understood how simple it is to make £1 million. It was then that I set myself the goal to do it &#8211; because I know I can do it &#8211; and because I like to challenge myself. All I need to do is find one recursive strategy which works well for me in my area.</p>
<p>&nbsp;</p>
<p>Those of you who know the power of now and about being in the present, will know that, in most cases, the mind works against you. It constantly creates problems for you to solve. In a real emergencies, people will go into the now and become present. However I’m not a doctor and don’t know if that is always the case!</p>
<p>The reason why ‘During one of the meditations on Saturday I found myself with tears rolling down my face’ is because I realised the following:</p>
<p>My desire to make £1 million is so strong that I have ingrained it into my ‘infinite being’. And all of the negative thoughts I have is just my mind working against me. My absolute belief and desire in myself will always overcome any negative thought or setback.</p>
<p>I’ve a history of proving people wrong:</p>
<ul>
<li>When I moved back from Belgium in 1984, the senior physiotherapist who, very quickly, got me walking (as opposed to, got me walking very quickly!!) said I wouldn’t be able to walk past the age of 18 because my muscles wouldn’t be strong enough.</li>
<li>I was so eager to learn to drive that I had an off-road driving lesson when I was 15. The instructor was unsure whether I would be able to drive.</li>
<li>On leaving boarding school (before going onto college and uni), the headmistress’ parting gesture was “You’re not organised enough to cope with going to college”!</li>
<li>Prior to 1997, some people said I would never work in radio.</li>
</ul>
<p>The key as to how I have achieved and overcome so much in life is just by setting myself goals and challenges.</p>
<p>For example, if my plan involved visiting 50 EAs/properties. I would set myself a goal of 2 a day.  &#8211; ie 50 in 5 weeks &#8211; easy! I would then set myself the challenge of doing the 50 in 3 weeks. I always achieve my goals but not always my challenges.</p>
<p>I am motivated by achievement and would like to be motivated to work 10-12 hours a day in achieving my goal.</p>
<p>The key to my success now is having a plan and strategy that I believe in. Without a plan, I haven’t been able to set myself any goals and challenges. It is so blindingly obvious to me now.</p>
<p>The reason for all of my scattered action over the last 18 months has been because I don’t believe in buying flats in Sussex and I’ve been looking for a strategy that works for me.</p>
<p>To have £10K cashflow PCM I would need to buy about 100 flats. Presuming I bought one in every ten flats I viewed, I would have to climb and go down 1000 staircases! (if I only bought 1<sup>st</sup> floor flats). Also Having to leave so much cash in deals, it’s not a very recursive strategy where I live. I would rather buy 20 houses.</p>
<p>I know that I could find another flat to buy in the next 10 days. All I would need to do is focus my mind on it. I’ve only used 5% of my capacity so far.</p>
<p>Writing my document plan has given me clarity. I’m such a lucky person and I will tell you why tomorrow.</p>
<p>In the meantime (and if you’re still awake!) Here’s part of my document plan:</p>
<p>My purpose: To reach my full potential and to help and inspire others.</p>
<p>My desire: Show the world what I am going to achieve.</p>
<p>The reason I want to make £1m is because I know I can do it and I like challenging myself. Inspiring people is the bi product of what I am doin</p>
<p>I have just decided not to JV with someone in Leeds because giving my money to someone else to invest isn’t part of my challenge. I think JVing with people is very good but I need to have a big input into the projects.</p>
<p>I’m very lucky because I am both a people and an analytical person. I’ve also got a billionaire mindset, which means I overcome every obstacle to get to where I want to go. The key to my success in life is setting myself goals (I never set an unobtainable goal).</p>
<p>There is a huge difference between what people think I can achieve and what I know I can achieve. (I’ve only used 10% of my capacity so far in property). I believe in taking chances (although I’m risk averse) and doing things which scare me little.</p>
<p>In July, I made the decision to take redundancy from BT to force me to be successful in property.</p>
<p>I have bought 2 BMV BTL flats in Worthing &#8211; and it’s all about belief. On both occasions I found the properties within a few days of starting to look for them. I totally focus my mind on the challenge and go into a higher state of consciousness (the now). I find it strange how I can do this. However I don’t see myself buying 100 flats.</p>
<p>I have just sourced a property for another investor and hopefully have another property for someone else (if my offer on the property is accepted).</p>
<p>One of my strengths is building relationships with people; EAs, LAs, builders etc. I sometimes see myself as a coordinator. I’m not a builder nor do I source and manage tenants.</p>
<p><strong>My long term vision</strong>:</p>
<p>To set up a property investment company</p>
<p>Teach people who have the desire to succeed in property &#8211; and then JV with them, Where they do most of the ‘running around’. I can train people to do different strategies. I end up working from my office, coordinating my staff and going to meet people. And having multiple streams of income.</p>
<ul>
<li>When I have achieved £10K cashflow PCM I would like to write a book.</li>
<li>Something else which might be worthwhile is to monetise my MS Excel skills. I am good at writing Excel macros and applications. I can make Excel do almost anything!</li>
</ul>
<p><strong>My medium term aspirations</strong></p>
<ul>
<li>Financial freedom of £3K PCM in 12 months (once I’ve a plan &amp; strategy)</li>
<li>Build a passive income of £10K PCM &#8211; in the next 2 years (hopefully sooner)</li>
</ul>

<p><strong>My Short term goals</strong></p>
<ol>
<li>Create a plan and put into place a strategy that I believe in. (This is what I need help with)</li>
<li>Move into a shared house that I control. This will enable me to rent out my flat (where I currently live in Shoreham-by-Sea) for £850-£900 PCM.</li>

<p>It’s been some time since my last blog update, thank you for all of your inspirational replies. The last couple of months have been very productive and a journey of discovery and contentment.</p>
<p>My blog updates are like busses. I was planning to write one (bigger) update this week. I’ve now decided to write 2 or 3 smaller blogs.</p>
<p>I’ve been in property for two years now and completed on my first property about 12 months ago. I’ve only bought one other property since. Some people would have probably given up by now. Not me. I haven’t got out of first gear yet!</p>
<p>I now know, how I know, that I am going to make £1 million and I would like to share my knowledge with you. I would also like to thank a few people in the process (chronologically). Over the last few months several people (too many to mention) have advised me that I need a plan. They are so right.</p>
<p>I often say to people “All I can be is honest with you….” And this also applies to my blog updates. I don’t see the point of saying anything else</p>
<p>About 18 months ago I met <a href="http://www.paulribbons.com" target="_blank">Paul Ribbons</a> at the <a href="http://www.berkshirepropertymeet.com" target="_blank">BPM </a>(nobody has taught me more about people than Paul has). Every month since then he has asked the same question “Why do you want to make £1 million?” I’ve given Paul a multitude of answers (the most common being “Because I know I can”). With each of my answers Paul has replied “That’s not the reason why.”</p>
<p>However I hit the nail on the head at the BPM in March. “Because I like to challenge myself and prove to myself that I can do things.” We both knew it was my reason why. It took me 18 months to answer Paul’s first question but only a few minutes to answer his next one.</p>
<p>Paul: “So why aren’t you taking much action at the moment?”<br />
Me: “I use up a lot of energy visiting EAs and viewing properties and I need to believe in the strategy. Otherwise it’s a waste of my energy.”<br />
Paul: “I must apologise. You’ve just made the hairs on the back of my neck stand up. I understand now.”</p>
<p>I’ve had some odd reactions from people in the past but I don’t think anyone has said that to me before!</p>
<p>This was the first pivotal moment of clarity for me in the last few weeks.</p>
<p>(I have heard people say it’s so important to know your reason why)</p>
<p>Four weeks ago I did <a href="http://glennarmstrong.com" target="_blank">Glenn Armstrong’s</a> Level 3 course. It was so refreshing to learn some awesome new strategies. Having been networking for two years now, you tend to hear the same strategies, presented by different people. Glenn has put into place at least six £10K cashflow strategies, which work in places like Brighton. Three of them really appeal to me.</p>
<p>After Glenn’s course, I was compelled to write a 3 page plan document. It didn’t take long for me to write it because I knew what I wanted to put in it. I will share parts of the document with you in my blog update tomorrow.</p>
<p>(I remember another moment which really registered with me was hearing Glenn speak at the BPM in November. Glenn said “When you start out in property, you need to know how much money you want to make and you need a plan on how to achieve it.”)</p>
<p>I’ve mentioned before that I produce a radio sports show on Saturdays and I’ve been working with Pete Mcintosh for nine years now. Pete is the person who knows me best of all and can tell, within seconds of me walking in the door every Saturday, whether I’ve had a good or not such a good week. Two weeks this convo took place.</p>
<p>Pete: “How’s your week been mate?”<br />
Me: “I haven’t been motivated to do anything and haven’t done much. But it’s up to me to make it happen and I know I am going to make £1 million.”<br />
Pete: “it’s like you’ve got two voices. You need to listen more to the one which says you’ve going to make £1 million.”</p>
<p>Over the next two weeks I kept asking myself “What’s going on? Why am I telling myself two different things?”</p>
<p>I’ve mentioned before the book ‘The power of now’ and how people only worry about the past or the future &#8211; and how living in the present moment is so great.</p>
<p>I remember last year, after a mindset session with Rob Moore, I spent about a month (until something negative happened) living in the present moment. I wasn’t worried about anything and was so contented.</p>
<p>The only real difficulty I’ve had in life over the last few years is dealing with my insonia. Last night was the first time in years that I naturally fell asleep before 4 or 5 AM!</p>
<p>Last weekend I did an <a href="http://www.meditation-classes-uk-ireland.com/index.html" target="_blank">ascension meditation course </a>(run by Radah &amp; Ananta (aka <a href="http://www.linkedin.com/pub/ian-lawson/33/b9a/56a" target="_blank">Ian Lawson</a>) on how to ‘go into the now’. During one of the meditations on Saturday I found myself with tears rolling down my face.</p>

<p>The thing which motivates me in life is doing ‘the impossible’. Doing things that other people think I won’t be able to do but that I know I can.</p>
<p>I know I am going to make £1 million because, just before I left BT, two people there said I wouldn’t be able make £1m. My other motivations for doing it are, I like to challenge myself and to inspire people. Over a year ago my friend Selina said that my purpose in life is to inspire people. I wasn’t sure about it at the time but now I think she is right.</p>
<p>Before getting into property I was never big on reading books. About a year ago <a href="http://www.paulribbons.com" target="_blank">Paul Ribbions</a> advised me to read Think And Grow Rich &#8211; and it’s been in the back of mind to read it. A couple of months ago Gareth Davies was the speaker at the Brighton PIN meeting and he gave away some of his old books. I asked Gareth if I could have Think And Grow Rich. He gave me the book on the understanding that I give it to someone else, when I’ve finished it. Because I tend to bend books when I read them, I bought myself a copy of the book.</p>
<p>Having recently finished another book, I’ve started reading Think And Grow Rich. I’ve only read the intro and the first 30 pages but I know it’s going to be the best book I’ve read (even better than Rich Dad Poor Dad). The book is describing all of my characteristics.</p>
<p>To become wealthy you need to have a desire and a purpose. It also stresses the importance of having a plan. The book says your burning dire will push you into accomplishing your goal. After I read this, I had a burning desire to have an income of £3K PCM by 1 April 2013. Then I thought “But I don’t have a plan to do it” and my burning desire faded. Think And Grow Rich also says successful people have a dream. I think about my end goal every day.</p>
<p>Last week I spoke to <a href="http://www.linkedin.com/pub/ian-lawson/33/b9a/56a" target="_blank">Ian Lawson</a>, a successful investor and businessman in Brighton. I’ve met Ian at 3 networking events and have been meaning to call him for ages. (One of my downfalls is I don’t like asking people for help)</p>
<p>There’s always 2 ways of looking at things. You could think Brighton isn’t a good place to invest because property is so expensive. Or, as Ian said, Brighton is one of the best places to invest in because you get more pounds per square foot than anywhere else in the UK (outside of London). I now think the latter. My Facebook friend, Sarah James who lives in London, is now financially free with just 2 property.</p>
<p>To become financially free, I would need to buy about 10 flats in Worthing/Littlehampton/Bognor. The number of stairs I would need to climb to find 10 flats is not very practical. I’m still planning to invest in Leeds but I need a strategy that works down here. I could move up north but that would mean running away (and I can’t run fast or far!).</p>
<p>I know of at least 3 strategies that work well in Brighton:</p>
<ul>
<li>Multi-letting &#8211; which I am looking into</li>
<li>Title splitting (I’m doing <a href="http://glennarmstrong.com" target="_blank">Glenn Armstrong</a>’s course in 3 weeks &#8211; and am looking forward to it)</li>
<li>Deal sourcing &#8211; which I will start next week</li>
</ul>
<p>I do appreciate all of the inspiration I receive from people because it works both ways. However I’ve been really frustrated at times over the last year because I’ve taken lots of scattered action &#8211; and consequently, in my mind, haven’t achieved much so far. I am a high achiever. I feel I’ve only used 10% of my capacity so far.</p>
<p>The key to my success is creating a plan, then setting myself challenging targets and focussing on my goals. I’m hopefully going to have a 121 with Rob Moore in Peterborough next week, when I will go through my plan.</p>
<p>As <a href="http://www.linkedin.com/pub/ian-lawson/33/b9a/56a" target="_blank">Ian Lawson</a> said, I’m still looking into which strategy suits me best, which isn’t a bad thing. I would like to thank Ian for your advice and for inspiring me. I’m looking forward to your mindset course in April.</p>
<p>I would like to thank <a href="http://www.paulribbons.com" target="_blank">Paul Ribbons</a>. I don’t speak to Paul that often but he had taught and advised me so much. Paul is one of the people who inspires me the most and I know he wants to see me succeeding.</p>

<p>Years ago when I first started working in radio, I absolutely loved it and was living in the now. Although I was a volunteer, had to park miles away and climb a mountain of stairs every day, I worked for 12 hours a day for 32 days in a row. I know I’ll feel like this when I’ve got my strategy and plan in place.</p>

<p>I will be making more video blogs (I’m planning my next one) but I wanted to write a quick (ish!) update now.</p>
<p>The refurb on my 2nd property will hopefully be finished at the end of Feb. My plan is to rent it out but it might make more financial sense to sell it (or find a tenant buyer). I ended up getting 3 quotes for the work and saving a lot of money!<br />

<p>I’ve spent a lot of time looking into the multi-let strategy and have found 2 areas in Sussex where I think it will work well. I need to do more investigating and speak to <a href="http://francisdolley.com" target="_blank">Francis Dolley</a>. Thank you to <a href="http://www.pjpalmers.com" target="_blank">Peter Fannon</a> for your advice.</p>
<p>On Wednesday and Thursday last week I was in Leeds. It’s amazing the difference in house prices in Leeds and Sussex. In Leeds you can buy 2 and 3 bed houses for £40K-£60K. In Sussex you can buy a beach hut for £40K! It makes sense for me to buy a few houses in Leeds, to help with my financial freedom.</p>
<p>I would like to thank <a href="http://john-philbin.com" target="_blank">John Philbin</a> and <a href="http://quartersofleeds.co.uk" target="_blank">Kris and Jayne Carpenter</a> for their time, showing me around their investment areas in Leeds. They are all well established and experienced investors (and very nice people!). Thank you also to John for picking me up at Sheffield Station (there were no trains at King’s Cross on Wednesday due to signalling problems! How often does this occur at King’s Cross?!!)</p>
<p>My 1st property should be redecorated this week (after the minor flood). Thank you to <a href="http://www.rossandco.co.uk/" target="_blank">Scott Lynch</a>. This will enable me to quickly get the property re-valued and refinanced. I can then start investing in Leeds.</p>
<p>After about 6 months I’ve finally found a buyer for the unmortgageable (is this a word?!) studio in Bognor. I found my buyer by going to the Brighton PIN Meeting. Thank you very much Cath Sweby and Peter Fannon for your help. It&#8217;s an example of my persistency and why I never give up.</p>
<p>As I always say (and mean) I really appreciate the inspiration I get from people because it helps me to keep going. However I know I can achieve so much more. When I created my blog in May 2010, one of the first things I said was “My motivation is to learn/set up one or more recursive income strategies.” I am now working on my plan to create a recursive income stream.</p>
<p>I find myself in a bit of a dilemma and am not sure what to do. I’ve received the following request from Jayne Carpenter:<br />
“Please keep calling them prop’s, makes them sound more friendly and kind!!! (I also have had similar feedback from Mr Dolley – your much more polite than me!!!!)”<br />
All I can say is Jayne Carpenter’s much better looking than Francis Dolley!!</p>
